Accordia

Grant Associates

Accordia centres on the landscape concept of the collective enjoyment of the environment for both residents and visitors. It is a series of garden enclosures within a broader landscape setting, much like Sissinghurst, Hidcote or their Renaissance garden precedents. Each garden has a function or a theme, eg. ‘The Kitchen Garden’, ‘The Long Walk’ or ‘The Central Lawn’; all linked by a network of paths and clearly defined by walls, hedges and boundaries. The idea is an extension of the individual house concept for this site, where pockets of outdoor space are attached to specific rooms or activities.Rather than trying to make each piece of the public landscape all things to all people, Grant Associates wished to provide a hierarchy of spaces and uses across the site, i.e. ‘The Grand Garden’. In this way, a walk -through the site takes in a sequence of quite different spaces, characters and functions. This concept ultimately encourages greater use and enjoyment by residents. It is a concept that is sustained by the history of the site as the grounds of Brooklands House and by the legacy of mature trees that are a feature of the place. The proximity of the Botanic Gardens and the surrounding tapestry of allotments and large villa gardens reinforce the sense of a garden setting.

Planting

Accordia consists of about 45% open space with 40 dwellings per hectare overall and 65 dwellings per hectare in urban blocks, excluding public open space and existing tree avenues. More than 700 existing mature trees provided the framework for the masterplan, themed around the concept of ‘living in a garden’. From productive gardens with fruit trees, herbs and berries, to formal lawns, reedbeds and meadows, the existing mature landscape has been enhanced with new and diverse green spaces between the mews courts, greens and squares. Each home was designed to overlook one of these green spaces. Over 105,100 new plants comprising of hundreds of species and varieties were planted. Over 35 varieties of fruiting trees and bushes were planted, including apples, pears, plums, greengages, cob nuts, redcurrants, gooseberries and wild strawberries. The remaining planting palette comprised a rich blend of native and ornamental trees and shrubs, herbaceous plants, climbers and wildflowers

Materials

Wherever possible, timber was procured from managed, FSC-approved sources,nd a series of landscape strategies based on environmental services systems such as SUDS, microclimatend biodiversity enhancement and productive planting regimes (forest garden concepts) all help to sustain thewider landscape proposals. In addition, green sedum roofs have been used on apartment buildings, providing habitat for wildlife, as well as being low maintenance, aiding water attenuation and an excellent insulator. The site offered chances to implement some aspects of Sustainable Urban Drainage (SuDS). -Green roofs and garden terraces to slow rooftop runoff. – Porous paving in parking bays to allow surface water to percolate into the soils near existing and proposed trees. – Infiltration zones, soak-aways and swales in some parts of the site. – Paving included: – Concrete block paving – Concrete block borders – Resin bonded gravel – Coloured macadam
